Presbyterian Senior Living's Housing Management Corporation (HMC), providing affordable housing for seniors, is far more than a job—it's a calling. For the passionate individuals who work here, each day offers the opportunity to make a real difference in the lives of older adults who deserve dignity, safety, and support.
Living the Mission Every Day
HMC focuses on affordable housing for moderate to low-income adults aged 62 and over. As Helena Racioppa, Senior Compliance and Support Manager, shares:
“Our mission is the same as PSL: we provide compassionate, vibrant, and supportive communities, promoting wholeness of body, mind, and spirit. We focus on helping seniors live their best lives.”
Every role within HMC contributes to this greater purpose, whether behind a desk or on-site at a community. Tim Bumbaugh, Environmental Services Manager, with over four decades at PSL, puts it simply: “Ultimately, we are there for the residents. And if you do not have a passion for that, find a different career.”
Commitment to Quality For All
One thing that sets HMC apart is its dedication to maintaining high-quality housing for seniors of all income levels. Helena Racioppa explains how, during team training, she challenges new hires to identify which of PSL's communities are market-rate versus affordable housing—most can’t tell the difference.
“Our product is just as good for people with limited income as it is for those with a lot more income.”
This commitment upholds PSL’s core value of leading with compassion and respect.
Economic Stability, Personal Impact

By maintaining affordable, well-maintained homes with utilities included, HMC provides seniors with financial predictability and peace of mind. That security is vital in retirement and allows residents to focus on living, not just surviving.
Whether you’re ensuring a building’s heat works properly or helping a new resident complete their paperwork, each task contributes to a life of dignity and independence for someone who needs it.
Supporting the Whole Person
HMC doesn’t stop at providing housing—it meets the holistic needs of residents through:
- Resident Services Coordinators who assist with food aid, healthcare, and other resources.
- Programs like Cupboards of Care, addressing food insecurity, and the Healthy Living Challenge, which supports wellness for residents and staff.
“We’re always trying to help as many as possible,” Helena says. “That might mean helping with paperwork, food programs, or reasonable accommodations.”
These accommodations, like grab bars or reserved parking, help seniors age in place—a growing priority for many residents.
A Wide Range of Career Paths
From compliance to environmental services, team members bring a shared dedication to their roles: Helena handles critical compliance functions, guiding communities on policies, screening, and reporting. “Every day is different, and I really like that. It’s not monotonous.”
Tim, who began working at Quincy Village at age 15, now oversees safety and maintenance across properties.“On both sides, we want to provide a safe, comfortable living environment. Ultimately, that’s what it’s about.”
Both stress the importance of mentorship, teamwork, and continuous growth. Helena adds: “They encourage growth. I’ve been asked to be on several committees, which helped me grow and feel appreciated.”
Building Community, Not Just Housing
At HMC, providing homes isn’t enough—it’s about nurturing community. Helena describes Westminster Place at Stewartstown as “warm and full of pride,” with residents creating table centerpieces during the holidays. Properties like LongCrest in Philadelphia demonstrate how historical structures can be transformed into vibrant senior communities.“You just want to support people,” Tim says. “Give them a safe living environment and allow them to enjoy the rest of their lives. That’s what it’s all about.”
Overcoming Challenges Together
Working in affordable senior housing comes with its challenges, from long waitlists to managing support across multiple properties. But HMC team members face these challenges with innovation and teamwork.
“You work the job. Don’t let the job work you,” says Tim Bumbaugh, who often provides remote support to maintenance teams across properties.
The culture of collaboration and knowledge-sharing runs deep. Weekly meetings, quarterly trainings, and informal mentorships build strong teams—even when geographically dispersed.
“If you have something you can share with others, why keep it to yourself?” Helena says. “You only make your team stronger.”
